Cradle to Cradle as a sustainable building strategy

Schiphol Real Estate (SRE) as a business unit of Schiphol Group, has the objective of building more sustainable. Their search of becoming more sustainable has led to Cradle to Cradle (C2C), because C2C promises to be an all embracing solution related to environmental problems and can be applied to real estate. It was desired to find out to what extent this new building strategy “C2C” is useful as a sustainable building strategy for SRE.

Approach

In order to answer this question the research has been split up into two parts. Since the interpretation, current feasibility and application of C2C were unknown, these knowledge gaps had to filled before the main research question could be answered. Therefore, the first part of this research is a study that fills the knowledge gaps for C2C and results in a C2C concept for a building on Schiphol Centre: “Newport”. In the second part of this research the C2C concept for Newport is applicated as a case study to find out, with the use of Policy Analysis, to what extent C2C is useful by comparing it to a conventional concept for “Newport”.

Results

It is concluded that the extent to which a C2C concept is theoretically useful to SRE is on the criteria: “rent price, “% rented of the building”, “variable costs”, “value of the building”, “energy use” and “# of labels and certificates”. Secondly, it is concluded that the extent to which C2C is useful, differs among decision makers of SRE.
